Building Codes/Permit Fees

This Chapter of the code book sets basic safety and construction standards for buildings and structures in the Village of Somerset. It applies to new construction, building additions, alterations, repairs, relocations, and demolitions, as well as the installation of major building systems.

The purpose of these standards is to protect public health and safety and ensure buildings are safe, stable, and suitable for their intended use. These regulations work alongside state construction laws and the Village’s Zoning Code and apply to most residential and commercial buildings throughout the Village.

The Village of Somerset Zoning Code exist to help keep the Village of Somerset a safe, healthy, and attractive place to live, work, and visit. They guide how land, buildings, and water areas can be used throughout the Village. The intent of the codes are to:

• Make sure buildings are sized and placed appropriately so neighborhoods don’t become overcrowded and have enough light, air, and proper drainage.

• Manage growth in a thoughtful way that avoids sprawl, protects neighborhoods, and allows public services like roads, utilities, and emergency services to work efficiently.

• Reduce traffic problems by setting standards for parking, loading, and access to streets.

• Protect people and property from dangers such as fires, flooding, pollution, and other hazards.

• Help maintain and protect property values across the Village.

• Preserve the natural beauty and character of Somerset.

• Protect lakes, rivers, groundwater, and other water resources from erosion, runoff, and pollution.

• Support safe and clean water conditions for residents and the environment.

• Ensure there are appropriate areas for businesses and industry that support the local economy.

• Keep major roads and highways functioning safely and efficiently.

• Put into action local and regional planning goals adopted by the Village.

• Explain how these rules are enforced and what happens if they are not followed.
